On Being Grateful

It’s morning, and I’m getting ready for an early hike in the mountains with my dad, then football, and time with family.  I wanted to sleep in, but was restless.  I get excited about Thanksgiving: It’s one of my favorite holidays, and one of the few that hasn’t had its soul stripped by commercialism.  And it’s so simple, isn’t it (at least for those of us not cooking!).  A day spent taking a time out, and being grateful for the blessings one has.

Have you ever noticed how much of your day is spent thinking about what you don’t have?  Switching that around has made all the difference, at least for me.  Each of us is reminded daily, through television and the media, of what we don’t have.  If you flip that around, and begin thinking about what you already have, you might be surprised at how this changes your outlook no matter what the day brings. When I did this several years ago during a challenging time in my life –– a time when I experienced loss on so many levels, I felt liberated. I stopped dwelling on what had been taken away and made a conscious effort to think about how I had been blessed –– and this led the way for more blessings to come.

At SREC, we are grateful for you . . . for your participation, your interest and your advice as we do everything we can to build not only a great company, but a community of people that not only value learning and seek challenges, but who enjoy giving back.

Work Smarter, Not Harder

It’s also the same strategy that the best financial investors use. Would you bet all your money on one company’s common stock? You’re not going to take a chance, right? What if that company goes down? There is no such thing as “too big to fail,” especially today. You’re more likely to spread that money over a few different investments, just in case.

The same principle applies to real estate investing. You couldn’t possibly find every potential deal with one method. People who need to buy or sell a home pay attention to different things. Those who aren’t online still read their mail and talk to real estate agents. Those who are online will probably do a little Internet research before talking to anyone.

Thanks to the “Original 15”

The past six years have been a complete blur. Let me tell you why.

Back in October 2003 I was frustrated, tired and feeling out of control. I was making great money in financial services, but was spending it as fast as I was making it.

So I quit my job as a financial planner –– cold turkey. I had no income and few assets. I was 26-years-old.

I wanted to pursue real estate investing full time and was burned out on financial planning. I decided to buy a course or two online and attended my first real estate seminar that November. When I was 23 I bought a rental property and was living in half and renting half so I already knew at a young age that I wanted to be in real estate somehow. I just didn’t know what to do.

For eight months – from Nov 2003 to July 2004 – I struggled trying to make money with real estate through books and tapes. For some reason I just couldn’t get it all together. I actually borrowed $60,000 dollars to fund my real estate business just hoping I could get it going.
Does that sound familiar? Maybe not the borrowing 60k thing but the rest of it?

Then in the summer 2004 I paid $12,000 for a six-month coaching program and started putting the business together. During the next four months my business partner, Greg Clement, and I made over $400,000 in real estate profits. We earned enough money to pay back a $60,000 loan we needed to open shop. We were finally over the hump.

For the next three years I worked hard and closed between five to eight deals almost every month. Although my success was new, I began mentoring a few local guys in Cleveland. When they made money and achieved success, I knew we had something that could make a difference for many people.

In July 2007 Greg and I held our first real estate investing event with over 100 attendees and sold out our coaching program on our first attempt. Twenty-five individuals joined our coaching program, each paying $12,000.

Today 15 of those 25 original students are still with me. They are the best of the best. They are some of the most successful investors in the country.

Many of them enjoy a life that most people only dream of. They enjoy the success that thousands of new real estate investors struggle to obtain. They have money, toys, free time; they take vacations, have solid families, and I consider them all to be close friends.
I want thank those students who have been with SREC since the beginning and helped us evolve and become better at what we do. Their response, suggestions, and support have been priceless.

Creating Some Wiggle Room

Hey – Josh here. You are not going to believe this one. I get people asking me this all the time – how do we start the short sale negotiation? Watch this.

It’s about seller concessions. Now, I know that most people think there’s no wiggle room for this in a short sale deal. It is possible, but you have to create that wiggle room.

What’s the best way to get anywhere when you negotiate? Throw the other side a bone. Give them that carrot on a stick, so when it comes time to convince them to give you what you need, they’re more likely to be right there for you.

You really have to give a little to get a little in any negotiation. When you’re looking for that big check at the end, this is part of earning it. Your job is to find that win-win for everyone, and that includes the bank, the seller, and the buyer. Even it it’s a small victory for each person, you want everyone to walk away feeling good about the deal in some way.

So how do you create that wiggle room? It’s different for every deal, and it’s not easy. That’s why we created Strategic Real Estate Coach. We figured out a way to pull that off, and we decided to share that with you so that you can be successful, too. Our coaches have been there and done that, so if you have an unusual situation in one of your deals, they’ll usually know how to talk you through it. And if they don’t, they’ll find someone who does.

Turn “Headaches” into Opportunity

Hey! Are you having an awesome day yet? This is Josh. You need to see this training video on working with agents. It’s going to change how you look at that.

Ever had an issue when you worked with a real estate agent on a short sale deal? They do. They have some serious objections to working with short sales, and you need to know how to field those. If you can answer their concerns and explain everything well enough, they’re going to be a lot easier to work with.

That training video explains a lot of it. You have to find a way so everyone walks away from that deal with a positive take on it, especially the real estate agent. That agent could be the source of some of your biggest deals. They run into people all the time that could be referred to you, if they feel confident about your ability to help them.

They also have to feel confident that they’re going to be treated right when they work with you. There’s nothing that will block your pipeline more than losing your referrals. If your agents walk away with a full commission, that’s a huge motivation for them to come back to you when they have referrals.

Why the full commission and not just some of it? It’s simply the right thing to do. You’re going to charge your full referral fee if you’re able to refer a sale to them. Give them the right to have their full referral fee, too.

There’s a Tiger in the House!

Hey, Josh here. I know you’re busy, but click here before you move on to something else. Every once in a while, we like to highlight one of our coaching students and share success stories, and this is one of them.

Today, we’re introducing a lady named Tiger, and she’s going to be one in the short sale arena if she continues following the advice of our experts. She and her partner are from Naples, Florida, and we caught up with her at one of our training seminars.

Everyone wants to get something a little different out of SREC’s coaching programs and seminars. In Tiger’s case, she and her partner get a lot of mileage out of the coaching part of the program.
