I’m sitting here having breakfast with the team and staff at Strategic Real Estate Coach. But I wanted to step away for a second and send you this quick message.

Over the last two days we’ve been having our quarterly company meeting off-site and I wanted to fill you in on our main topic of discussion…

YOU!!!

The meeting is open forum style, where our team has the floor.

Two things so far really stood out.

First, was the Awesome Report…

We went around the room and shared what happened in the last week or so that was truly awesome. And I’m not talking about in our business, but in our lives.

It’s unbelievable how great it feels to share in everyone’s really good news – a perfect start to the meeting, and a great way to bring us all together as a family.

The second big thing just amazed me.

And that’s how incredible each and every conversation about growing our company keeps going back to the subject of how we can provide YOU with a better, higher-quality experience and how each of us can support YOU more to reach your goals and dreams as a real estate investor.

So with that said, I wanted to ask you two direct questions…

What’s AWESOME in your life right now?

And what can my company and I do to help support you more, and help you reach your goals?

OK, this might sound a little cRAZY! But I’ve been called much worse :-]

What if you changed up your offer a bit… what if you selected an apprentice in each county to sponsor and collected 100% of each apprentices first deal, instead of splitting it 50/50. You would probably have to triple your staff to keep up with all the deals knocking on your door, which would be a good thing right, joint ventures on steroids!

I propose if you use this idea… I get to be your selected sponsoree(sic) in the Maricopa County, AZ region.

A TRUE -win-win-win-win-win-win-win- situation!

Not sure yet since I am having some difficulty.

Is there any alternative to transitional funding? This issue is causing me to loose alot of good deals.

I am a giver, however my retirement was stolen from me, so I can’t be a giver any more.
I’m looking at real estate as a resurrection avenue. It will happen, because I want to have so I can go back to giving again.

I love the program you reviewed last night about being an Apprentice of yours for short sales. You have by far the best set up of the guru’s and less expensive. How about I trade you a DC Fawcett or a Cory Boatright straight up for yours?
These other 2 programs are 50% of what you offer, for more $$, of course. I wish I could afford to buy in, Any other options being considered for those of us whom just cannot pre-pay for our enrollment? Like 100% of the initial deal closed? Then a 50/50 split???
Works for me, and others I’m sure, and gives you even more deals to split!
Think about the possibilities……..

I have been looking for the opportunity to work with a quality, qualified short sale team. I neither have the desire or inclination to hire staff at this juncture.

Being from California, I appreciate the $300k minimum as most all my opportunities have been in this area.

What is awesome in my life right now: I have
hopes and desires to succeed with the best
path being through real estate.

What can you and your company do to help support

In my position I need a mentor that would
support and guide me to do a successful short
sale or to partner with you on deals without
charging a large up front fee to get started.

In my position, I agree your knowledge is worth
every cent you charge. But it puts me out of the
loop and forces me to figure out my own path to
doing short sales, the long and hard way.

I would hope there would be away to pay any
mentoring costs out of a successful deal we
bring you. Nobody will do this and I understand.

Hello Josh, I was on your training webinar last night & I must say; You really hit one out of the ball park with all the information & bonus, I applaud you. I can’t imagine who in their right mind wouldn’t want such a life changing opportunity( litterally) to partner up with you. Still there is a gap for some to be able to do that.If you where to take the cost of the course on our first deal, removing the bonus and gaurantees, you will have just risen the bar for others to follow. You will go where Robert Allen and others haven’t. The impact of this will be to the point that you will have to double or tripple your staff. please should you consider what I am suggesting, count me in!!

2. I TOTALLY agree with hAROLD who commented first. In fact, I was thinking of this before I can here to comment, however, he worded it so perfectly that I will just “ditto” him. I think it would be great to ‘sponsor’ us. You’re going to have so many deals coming to us and splitting 50/50. So, why bother have us pay for training since your money is in the flow of deals. I know, I know, you don’t pay for something than it’s of no value to you. Not true for everyone. Some of us have lost jobs and/or are on hard times. Think about it. If all we’re doing is talking to the Realtors to send deals our way and giving them straight to you, should that cost us the proverbial $997.00? I would be forever grateful for a sponsorship!!!!!!

Hi Josh,
I did have an awesome day. I bought my first apartment building today! Well, I actually bought one-sixth of it. My partners and I signed the agreement about two hours ago and will have the closing next week. Its fully rented and has an ROI around 20%!!

I really want to say thanks to you for sharing so much of your knowledge and experience so generously! Six months ago I was an employee of a large auto company here in Detroit, until I got walked out after 29 years of service – no 30 year pension, no benefits.

The knowledge that I have learned from your system has enabled me to start my own real estate / short sale business and not stand in the unemployment line hoping to find another job!

i’m doing awesome. i put spiritual works first. and then try to make some money to survive, support my family and perhaps help some that are in worst situations than me. I would like to be your partner but you are charging too much up front and then you want a monthly fee. you say you want o give back but it is all money with you. there s another outfit “outlook properties” that offer the same partership you offer with a lot of perks and the same strategies for 500.00 and a monthly fee of 49.00 a month, that covers the websites fees. they make their money when splitting the profits with you. you give a little more support and an a good attorney help.

The fact that I still have hope for the future is, considering everything, pretty awesome.

To support me better, can you introduce me to somebody who really does has money and interest in doing real estate deals more complex than a simple flip or a 24-hour loan and doesn’t expect somebody to pay him/her $1,000 to $5,000 for the privilege of talking with them??? Right now, this minute, I’m looking for $900,000 for one deal and about 7 million for another…

Paul, unfortunately if your experience is anything like mine, you have to kiss a lot of frogs before you can find a few good people to build a team around. I did it by relentlessly networking with my local REIA group and building strong relationships with those competitors that worked hard and were smart. There’s money out there, you have to talk to the right people. Just read an article where the founder of Pandora (the internet radio) did 385 presentations to venture capitalists during the past ten years. He often couldn’t pay his employees – in some cases for two years. His business is now taking off. I share this because such stories motivate me (I’m listening to Pandora right now!).

Rafael, thanks for your comment. Our program isn’t for everyone. We’ve often turned people away who were willing to max out credit cards to get in. We know the positive impact our course can have on individuals who work hard at it, because we’ve been doing this for several years. As for it being about money…it’s not the whole story, but it’s an important part. We have a responsibility to not only provide outstanding materials for our clients, but to build a business that is profitable enough to allow my team (the people who make it happen), to build their lives, too.

Tony, Detroit is our sister city (or I should say, Detroit was always Cleveland’s big brother… though I hate to admit it!)
We know what you’re facing, because we’re facing it here, too. I want to congratulate you on your courage. I can’t imagine what it would be like to start over after 29 years. Many people in similar situations become overwhelmed. I’m not saying that you didn’t feel the same way, but you’re pushing through. Some of our most successful investors are in Michigan, so there’s plenty of opportunity in that “state up North!”

Hi Howard,
I’ve had similar requests and have responded to them in earlier posts. Another alternative would be to take advantage of some of the information we have available outside of coaching. I’m think of The Short Sale Manifesto (free) and The Short Sale Money Machine ($197). Likewise, we have blogs and posts (see Hub pages). While coaching provides a tremendous boost, we’ve seen individuals have success simply by taking our materials and applying them on their own. You can also join our Silver program (free), which will give you access to a forum of like-minded investors who may be able to answer your questions. It also has a bunch of free reports and videos to get you started.

Thanks for the positive feedback. At this time, we don’t have an alternative in place. A good way to start outside of coaching is to check for our information online (The Short Sale Manifesto, The Short Sale Money Machine, etc), and to check hubpages. We’ve seen others build thriving businesses on their own, and then join SREC if they felt they still need us. Also, you can join our Silver Access membership, which is free. There are plenty of videos, reports and a forum that you can use to learn this business.
