How to Find Great Deals: Looking For Buried Treasure
I know you maybe new to the real estate investing world and others are seasoned veterans. Maybe one thing that's holding you back from becoming a full-time, real estate machine is that you're having a hard time finding the right deals. I wrote a blog for Creative Real Estate Online where I discuss the key criteria I look for when finding a new property. You know I say it repeatedly, time is money and you need to know exactly what you're looking for so you don't waste any precious time!
The key is to know your "sweet spot," which are these below criteria I consider when looking at any possible investment:
- Geographically desirable
- Good schools
- Steady sales
- Pride of ownership
- Lowest possible "days on market"
- Close to freeways
- Close to shopping
- Price range where just about anyone can afford

Why Real Estate Should Be in Your Portfolio
One last thing I wanted to share with you is this great article I read yesterday on Barron's.com. I know some of you are hesitant to use real estate as a way to invest since the financial crisis, but this article sheds some light on why you should reconsider.
They say that evidence is showing that over the long term, investment in listed real estate offers an exposure to direct real estate (including real estate physical property investments and unlisted funds) while addressing the well-known illiquidity problems associated with owning a portfolio of individual buildings.
