Equity partnerships:
Don’t require down payments
Don’t require good credit
Don’t require money up front to cover fees, points or closing costs
Roll everything into the loan

Hard money:
Requires 20% down
Requires 680 credit score
Requires money up front for points, fees, closing costs
Equity partnerships are cool and are a win-win
Hard money sucks and is lopsided towards the lender.
